Investing in property development projects can often seem daunting, not to mention time consuming.  At QB Investing we manage these aspects of each project and only present the ones that comply with our gold standard.

We provide value in the following core areas:

 

Projects

We offer a range of projects, but our preferred developments are simple to larger scale renovations, planning gain applications, new builds and commercial to residential conversions. 


Feasibility 

We perform extensive financial and market due diligence on each project, backing up assumptions with professional reports, quotes and surveys, where needed.  We use detailed analysis to stress test projects and work with the developer to implement adequate safeguards and contingencies in respect of any areas of concern.


Reliability 

We only work with proven UK based property developers who have a significant track record of delivery in the relevant type of project and location.  We also do a significant amount of due diligence on the developers themselves, which includes visiting their current sites and reviewing their previous projects.


Risk Mitigation 

We have an extensive risk assessment process which each deal is analysed against and given a risk rating. Only the projects below a certain risk threshold are presented to investors. Take a look at what we assess and how we assess each project.


Document Review 

We review all legal documentation to ensure the highest protection for our investors.  To do this, we have top legal expertise within the team, in conjunction with using reputable and experienced external lawyers.


Deal Structuring 

We use our background in deal structuring to agree a project that works for both the investor and developer. This could be in the form of providing equity, debt or a combination of both.  Being flexible and creative is something we pride ourselves on. 


Project Monitoring 

Using our 25 years of construction project management expertise within the team, we oversee each project from start to finish to ensure that any deviations from schedule or budget are spotted early, mitigated and managed efficiently.        


Learning and Development 

We believe in transparency and continuous learning, so investors have the option to follow the project progress through structured communications and developer learning sessions throughout the journey.
